   • Design Basis: Customized Dawn design
   • Primary Use: Multi-functional family space (Gym/Yoga studio, Lounge, Wet Room, UV Sauna)
2. Structural Design:
   • Configuration: L-shaped design with double aspect
   • Exterior Feature: 300 mm canopy overhang
3. Exterior Finishes:
   • Cladding: Millboard Shadow line composite in Burnt Cedar (all sides)
   • Glazing:
     • Two sets of aluminium three-leaf bifold doors (front and side)
     • One large picture window (gym area)
   • Roof Features: Two large skylights (one in each room)
4. Interior Specifications:
   • Flooring: Oak with dedicated gym mat areas
   • Walls: Plastered and painted finish
   • Climate Control: Slimline dual air conditioning units in each room
   • Lighting:
     • Interior: Downlights and multiple wall lights
     • Exterior: Under-soffit canopy spotlights
5. Specialised Features:
   • Wellness Area:
     • Fully bespoke infrared sauna with cedar benches and glass door
     • Wet room with toilet, shower, and washbasin
   • Gym Equipment: High-spec setup including Reformer, Peloton Treadmill, and free-standing weights
   • Entertainment: Bespoke media unit with surround
   • Connectivity: Full hard-wired network and Sonos system integration
6. Interior Design Elements:
   • Continuity Feature: Wooden accent wall panels throughout, including doors
7. Exterior Landscaping:
   • Decking: Bespoke Millboard composite decking area
   • Relaxation Features: Hot tub and water features
   • Greenery: Established planting for immediate aesthetic appeal

9. Project Outcome:
   Delivered a luxurious, multi-functional space that seamlessly blends indoor comfort with outdoor living, meeting the family’s diverse needs for fitness, relaxation, and entertainment.
   Size:  
   A fully bespoke L-shaped design room based on the Dawn design, featuring two distinct rooms with a total area of 58 square metres.
   Use:  
   This family desired a multifunctional room that could serve as a gym/yoga studio and lounge, which also included a wet room and a UV sauna. The gym featured very high specifications, including a Reformer, a Peloton treadmill, and free-standing weights.
   Design:  
   An L-shaped design with a double aspect and a 300 mm canopy.
   Cladding:  
   Externally, the room was clad in Millboard Shadowline composite Burnt Cedar cladding on all sides.
   Glazing:  
   The room was further enhanced with two sets of aluminium three-leaf bifold doors at the front and side, along with a large picture window at the front of the gym. Light was essential for the client, so we installed two large roof lights in both rooms.
   Electrical:  
   The room was further improved with downlights and under-soffit canopy spotlights. Internally, the room also included multiple wall lights.
   Interior:  
   The interior was finished with oak flooring and gym mats. The walls had a plastered and painted finish, and each room was equipped with a slimline dual air conditioning unit. Additionally, the room featured a fully bespoke infra-red sauna with cedar benches and a glass front door.
   It was further complemented by a fully bespoke toilet, shower, and washroom. To maintain continuity and flow throughout the room, it was further enhanced with wooden account wall panels, including all the doors and the media unit surround.
   Externally:  
   We landscaped the additional area to create a space where the family could relax, play, and work. We installed a fully bespoke Millboard composite decking area, a hot tub, water features, and established planting. The clients also requested full hard-wired connectivity and a Sonos system.
