PROCESS
How long will my building take to build?
We cannot give exact install times however we have guideline timelines for buildings of different sizes, see below:
• Up to 25m2 – 3-4 weeks
• 25m2 – 45m2 – 4-5 weeks
• 45m2+ – 5-6 weeks
Please note that buildings including toilets and showers with service runs, or projects with lots of groundworks may run longer than the above guidelines and require full site surveys. •
Exact timings are dependant upon the full scope of work and your sign off. All timings are subject to delays if adverse weather conditions render us unable to undertake the necessary works.
What is included in the price?
Our order form holds all the information you need. There are no hidden charges or fees. What is on your order form is what you pay. Should there be any changes to the specification during the build process, or unknown charges are incurred for unforeseen circumstances they will be discussed with you, the client, never just added to the bill.
How long does a garden room take to install?
Typically, a base takes 1-2 days to install (depending on the size of your building) and this is usually carried out 1-2 weeks prior to the installation date.
The building itself will take between 4-6, depending on the size and specification.
Does my quote include VAT?
No, all quotations are excluding VAT.
Do you offer discounts?
If you visit our showroom you will be eligible for a £200 discount off your order. We never discount our buildings as we never want to be in a position where we have to compromise on our quality, we do however, occasionally run special offers, especially on our optional extras.
How do I place an order?
Once you have established your perfectgarden room, you can place your order with us by phone, email or face-to-face.
What are your payment terms?
- Finalising of garden room design and additional associated costs including a final site survey.
- Sign off the final design costs.
- 35% deposit paid on booking.
- 40% to be paid when our team arrives on site to build your garden room.
- 20% to be paid once the structure is built and watertight.
- Final payment of 5% to be paid on satisfactory completion of the garden room.
How long does it take from point of placing an order to the actual installation?
We always aim to get your garden room installed within an 8-10 week period, however due to an increase in orders post Covid, this has now extended to 10-qw weeks. Occasionally, earlier slots do become available and we will discuss these with you at the point of you placing an order.
When do I pay my final balance?
We require the final balance once the building work has finished, and you have signed your garden room off as complete.
What is the deposit to reserve my garden room installation date?
- 35% deposit paid on booking.
What are the first steps?

A visit to one of our showrooms gives you a real feel of the quality we offer and is a great way to start your project.
We provide a free on-site or virtual design consultation service, allowing us to have a comprehensive look at your location, land and access. During this meeting, you are provided with samples of the building, and together we can design the perfect garden room to suit your requirements.
How quickly can you build my garden room?
Our garden buildings take around 4-6 weeks to install on your property. Installation slots are available all-year-round. Due to high demand, lead times for our buildings are currently significantly longer than usual. Please contact our Sales & Design team to discuss your project with us. We do sometimes have cancellation slots available – so be sure to get in touch with a member of the team to discuss your needs.

Do we pay separately for installation and the base?
Full installation including your base is included in the cost of our garden rooms.
Do you offer finance plans?

Does my quote include VAT?
VAT is is ot included within the cost of all of our garden room buildings.
How much is it for a design consultation on my property?
We offer free on-site and virtual design consultations. If you would like to book one in you can fill out our contact form.
What are your payment terms?
The design process is free and without obligation. Once you are ready to place the order we ask for a deposit of 35%. This allows us to start manufacturing your insulated panels, doors and windows etc. When our installation team arrive on day one, the second stage payment of 40% is due. When your garden room is substantially built and we are about to start the plastering and internal finish we ask for the 3rd watertight payment which is 20%. Finally when your room is complete and you are happy with everything we ask you for the final payment of 5%.
How long will I have to wait if I order today?
It depends on what you order and when you order it but typically we need 4-5 weeks for manufacturing all of the doors, windows and insulated panels etc. A typical installation takes between 4- 6 weeks/ working days. If planning permission is required this process needs to allowed for and can take 8 – 10 weeks.
Who manages my garden room build?
Quality is what ITTGR Garden Rooms are known best for. We believe in providing a superior quality of garden room, that is matched with a high level of service.
Each and every garden room is personally project managed and supervised by company co founders Paul And Andy. Regular progress meetings will be held during the construction phase and Paul will also be there to sign over your brand new garden room at the end of the process.
What is the average garden room lead time?
Here at ITTGR we try to keep our lead times for your garden room order as fast as possible. Lead times can vary depending on the time of the year as well as the actual size and design of your garden room project.

How long does it take to build a garden room?
Our average garden room build time is 20 working days, however this will depend on any additional services you require. As we use structurally insulated panels for our garden rooms, the actual construction part of the garden room is relatively quick and easy.
For larger, more intricate garden room projects, that may involve plumbing in bathrooms or kitchens as well as electrics and media equipment, a bespoke timeline would be required.
Many clients choose to have their garden landscaped or paving added after the garden room has been constructed, which would also require extra time.

How much does a garden room cost?
Garden room costs can vary dramatically from supplier to supplier. The cost of a garden room can also depend on many factors such as:
• Size
• Glazing
• Insulation
• Internal specifications such as electrics and plumbing adding, air conditioning etc.
ITTGR garden rooms are built to building regulation standards, which means our quality is far superior to many other standard garden room options. Our garden rooms are built with premium SIP’s panels, therefore allowing you to use your garden room all year round in every weather condition. Our garden room quotations include foundations* and base, the cost of the actual garden room as well as all project management time.
*Foundations are subject to site survey and approval by our engineers and the building inspector.

How do I get a garden room?
Contact us for further information Or arrange a visit to one of our showrooms, This will give you a sense of the quality of the garden rooms we offer, and how much you can fit in the space. Our free onsite or virtual consultations will show you all your design options and answer any queries you might have.
What do I need to do to get a delivery date?
We need you to sign our order quotation and pay the refundable deposit, we then liaise with the full team and give you an agreed provisional start date.

Do you offer discounts?
Our competitive pricing structure means we don’t offer further discounts.
If my installation is trickier than expected, will I be charged extra?
No, all our quotations are fixed. However if we cannot fix grind escrows or solid bases this may require other construction methods and possible extra prices.
We’ll only ever ask for more if you need extras.
How long does the studio take to build?
On average even the larger studios take 4-6 weeks to complete to a painted finish. With such a quick build we keep the studio build site as clean as possible.
Can I buy your garden rooms online?
No, we don’t offer an online shop to our website.
Is construction included in the price?
Yes, all our packages include full construction. This is undertaken by our in house specialist installation teams We DO NOT use any sub-contractors.
Why do we sell in packages?
We do this to allow customers to know exactly what they are purchasing at a glance with no hidden surprises.
Can I build my own bespoke package?
We have three different packages which have been carefully constructed to provide a range of choice.
HOW DO I ORDER A BUILDING?
You can place your order directly to one of our experts who can help with your building selection and also advise on finance options.
HOW WILL I BE UPDATED?
Following receipt of your order, we will correspond with you throughout the process via email. This includes the delivery of documentation, installation date selection, payment reminders, etc. It is important that you follow the instructions on each email after you have placed your order. We do supplement these emails with text reminders. We ONLY send text reminders to prompt important emails. In some instances emails can be located in your SPAM filter, so it is important to check BOTH your inbox and Spam filters.
We will not send you marketing via SMS and following the successful installation of your building you are able to unsubscribe from ITTGR emails.
What do you charge for your planning and application fees.
Plans with up to 3 amendments and submission, by our Planning Consultant, to your local council for a Lawful Development Certificate £1050
Plans with up to 3 amendments and submission, by our Planning Consultant, to your local council for a Full Planning Permission £1250
